This website has been created by Chamomile Court’s directors* to make life easier by signposting Chamomile Court flat owners to our managing agent Carringtons for day-to-day issues and other information needed to keep tenants safe, in a clean, well-maintained environment. Those are our priorities while meeting our legal duties under the Companies Act.

Chamomile Court: Safety
Now more than ever everyone at Chamomile Court wants to feel safe. We can all help keep our community safe by:
Keeping corridors clear of obstructions in case we need to leave the building in an emergency.
Calling 999 if we see a crime happen or there is an emergency. Calling 101 for non-emergency situations.
Calling the Metropolitan Police Safer Neighbourhood team for Markhouse ward with information about safety concerns via their telephone number tel:07920233814 .
Chamomile Court: Cleaning
Contractors clean the building every week. We can all help them by leaving the garden in a tidy state and putting our loose items for recycling into the large green containers outside (only loose items, not in bin bags please). Food waste belongs in the appropriate container.
Other household waste items, in black bin bags please, go into the large black bins on both sides of the building. The council collects refuse on Monday from the Gandhi side of the building and Thursday on the Yunus Khan side (with recycling collections on both sides on Wednesday). Please register for an online account with the council's site Home | London Borough of Waltham Forest to report non-collection on the relevant date for your side of the building.
People with large items for collection should contact Waltham Forest council to book large item collection (if your item is being collected from outside the building please leave a note regarding your item taped to it, showing it comes from your flat and is being taken away by the council under their reference number on a given date - please see the example later on this site). Chamomile Court: Maintenance
We can help keep costs down by following simple rules:
Please don’t do anything which would damage the fabric of the building (like making marks on interior walls - with bikes, scooters, prams or any other personal items brought into the building, or leaving hallway windows open so rain damages internal paintwork).
Please do not contribute to extra resources being used, or unplanned costs being required. Chamomile Court funds should not be spent clearing away large items, from inside flats, that are dumped outside the building.

What standards of behaviour do tenants have to follow?
To be good neighbours we should at least:
(1) Keep noise levels down, especially between 10.00pm and 10.00am.
(2) Avoid leaving personal items in corridors, as they can obstruct escape from the building in the event of a fire.
(3) Contact the Police if we have concerns for other people’s safety around the building.
(4) Arrange with the council for large item disposal.
Who is the managing agent and what do they do?
Carringtons Property Management (telephone 01279 701239) is responsible for the day-to-day upkeep of Chamomile Court and practical issues like issuing share certificates. If we have concerns about issues affecting life for residents Carringtons are the people to speak to. Please note Directors of the Queens Road Block F Company are not contact points for day-to-day issues. Please speak to Carringtons about day-to-day matters.

Large Item Removal Label
As mentioned above we are each responsible for the proper disposal of our own large items (including cookers, beds, mattresses, bathroom fittings, furniture and white goods). Please use the first of the key contact links to work with the council to make your arrangements for a free large item removal.
Once you have arranged with the council to get your large items removed, please copy the information from the image on the left to create your own label (or click the Get Label Here button) and stick that label to your large item, so your neighbours know when the items will be collected from outside Chamomile Court.
Important Fire Safety Information For Residents
Important fire safety information for residents was circulated in August 2022. In case you haven't seen the information (illustrated in the picture on the left) you can access a pdf copy of the material by clicking the button below.
Please note that work on upgrading the fire safety of the building's four entrances began in 2024. Contractors undertook fire safety inspections on individual flat doors on Tuesday 12th November. Emails on this topic were sent by Carringtons (please see the image below and to the left of this section). Residents were helped to know what was happening and how to book a time for their free visit. NB If a visit could not be made on the day and now needs to be arranged for another time that appointment may incur a cost. The next step affecting fire safety involves repair or replacing individual flat doors. Please cooperate with requests linked to this work, so that you and your household benefit from greater safety in 2025.

Please note that necessary safety work was carried out to the lobby doors and cupboards at Chamomile Court between Wednesday 28 August 2024 and mid-September. Thank you for your patience while those works were completed.

The most recent Metropolitan Police Safer Neighbourhood meeting was be held on the evening of Tuesday 10th December, information about what was discussed will follow. The previous meeting took place on 23 September from 1900, the venue was Leyton Children & Family Centre Hub, 215 Queens Road, Waltham Forest, E17 8PJ. At that time it was clear that local Police had taken several actions to make the ward safer. The following points have particular relevance to the space around Chamomile Court: The Police have carried out mobile foot patrols in Markhouse hot spots with the Violence Reduction; they will run a Speed Gun session (in Boundary RD) and their coordination with the council has resulted in CCTV being installed in the area of Gandhi Close/Read Court; they have operated recent night shifts whereby up to 11 stops took place, and more night shifts are to follow.

Chamomile Court leaseholders may have seen from section 20 notifications, sent by mail, that the internal communal hallways is due to be redecorated in the near future. Many thanks if you wrote to Carringtons at The Lodge, Stadium Way, Harlow, Essex, CM19 5FP, to propose a person who should carry out the work. Please look out for further details relating to this work in the weeks ahead.
